The Clearview Gospel Assembly Hall was looking to relocate in the south Snohomish County area and chose a 3 plus acre parcel on 180th Street SE. The new location provided them with local access and made it possible to have a large open space in a mainly rural area. The site was previously used for illegal fire works sales and motocross trails, with a vacant mobile home that became over grown by blackberries.

 

The new church facility is currently under review for conditional use to make sure that the 8,000 square foot sanctuary, kitchen, and class rooms are compatible with and buffered from the surrounding single family homes and rural businesses. Public outreach has been key to making this project successful. The church members with the support of our staff met with neighbors and provided answers to questions about ground water effects, drainage courses, drainfield impacts, and traffic concerns. The client used all of the services that Harmsen and Associates provides, creating a group approach to problem solving and helping reduce design costs. 

 

We created a site layout that combined the protection of a small wetland with the retention of existing vegetation on the perimeters of the site. This allows room for more parking space than the code required and is providing a visual and physical separation for the neighborhood. Frontage improvements are also increasing the safety for pedestrians that is much needed in this area as 180th awaits scheduled improvements from the County.
